ABOUT WOODLAND SHORES

Woodland Shores is a planned, covenanted community governed by a homeowner’s association.  All residents, upon purchasing a lot or a home in the community, automatically become members of the homeowner’s association and are required by law to follow all covenants, commitments, and restrictions filed and recorded with Jackson County, Mo.

The Declaration of Restrictions is legally binding and all residents are required to abide by them.  The HOA is permitted to impose penalties when the restrictions are violated.  For more information and to familiarize yourself with all of the neighborhood restrictions, download the Woodland Shores Declaration of Restrictions.

As a new resident to the Woodland Shores community, you can expect a visit from our Welcome Committee with all the necessary information to get you started enjoying the many amenities offered: pool, marina, parks, schools, trash service, and the like.  Feel free to download the Woodland Shores HOA Handbook.

BASIC GUIDELINES

  • Cars must be confined to the garage or driveway of residents.
  • Automobiles will not be parked on public roads or public parking lots overnight.
  • Campers and mobile homes are not permitted to be parked in a residents drive more than 1 night in a 14 day period.
  • All playground equipment must be made of wood.
  • Basketball goals must have a clear or white backboard, and be permanently installed in the ground or stored in a garage over night.

TRASH + RECYCLING

Trash and recycling pickup through Town & Country Disposal is included with your HOA Dues.  Trash day is every Wednesday, with the only observed holidays being Christmas and the Fourth of July.  Waste is not permitted to sit at the curb any day other than trash day except under special, temporary circumstances.  All yard waste must be in disposable yard waste brown paper bags which can be purchased at any grocery store, hardware store, or big box store.  Yard waste is only collected from April 1 – October 31.  

Town & Country offers 96 gallon receptacles for both trash and recycling.  Should you want to rent them, simply call 816-380-5515.

HOME IMPROVEMENT APPROVAL PROCESS

All home improvements made to the exterior of your home including:

  • house painting
  • fences
  • additions
  • decks
  • swimming pools
  • hardscaping
  • major landscaping

Must receive prior approval from the Woodland Shores Architectural Review Board and the HOA Board of Directors.  Any exterior structure installed without prior approval is subject to removal at the homeowner’s expense.

Forms can be downloaded and emailed to the Woodland Shores HOA at [email protected].  Once received, residents can expect to be contacted by a board member to discuss further consideration of the project.

PAY DUES

Yearly HOA Dues are to be paid in full each year by January 1.  Please keep an eye on your mailbox for instruction letters on how to pay your Dues for 2018 to be arriving soon.
