Woodland Shores is a 200 home upscale lake community in Lees Summit, Missouri. Note: All residents must have a key fab to enter the pool and marina area, issued by Area Real Estate company on certain dates that will be posted on the community calendar. All families will receive 2 key fabs at no charge; replacements are available for a charge. Contact Area Real Estate for more information. Please note that the following is a partial list of rules and guidelines. They address some of the most common questions that come up to the HOA board. Under normal circumstances, guests are limited to 2 per resident; if you wish to invite more guests, you must schedule a time and pay as a pool party.
POOL PARTIES: Sunday-Thursdays only. $40 for 2 hours; 30 guest maximum. Please check the HOA calendar prior to choosing a date and time to make sure a party has not already been scheduled for the same time. There can only be one scheduled party at a time. The pool will still be open to Woodland Shores Residents during your party. Long tables and chairs are available.Pool rules must be followed at all times. Guests’ compliance with pool rules is the responsibility of the host homeowner who must be present to supervise the event. Pool area must be cleaned up by the homeowner host.
NOTE: No lifeguard on duty. All children under the age of 13 must be accompanied by an adult. If lightning is spotted, the pool is immediately closed
No smoking/vaping, running, diving, pets, bikes, glass of any kind, skateboards, profanity, excessive splashing, climbing on the rocks surrounding the waterfall; skateboards and scooters are prohibited within the pool gate. Failure to comply with pool rules will result in pool privileges being revoked.
Only one individual at a time on the slide (with the exception of adults holding small children). No rafts, tubes, or other flotation devices; no throwing objects from the slide. No running, climbing, or walking on or around the slide; please enter the water feet first
- Wash off prior to entering the pool
- Hot tub is limited to 6 persons at a time
- Swim appropriate diapers are to be used on all children who are not potty trained
- Food is allowed on the pool deck, but not in the pool or in the hot tub. All residents are responsible for cleaning up after themselves and any guests.
Non Woodland Shores residents must be accompanied by a resident in good standing. All visitors are expected to respect private property while enjoying the marina; any and all actions will be considered the responsibility of the resident or homeowner. Swimming is at your own risk and all children are expected to be accompanied by an individual 18+ years old. No smoking/vaping, or glass of any kind. Any violation, abuse, or misuse of the marina will result in revocation of resident & homeowner privileges.
MAINTENANCE & MODIFICATIONS
- Woodland Shores HOA is responsible for general maintenance of the community marina. Any concerns re: maintenance issues need to be addressed with the HOA board..
- All modifications made to boat slips while under lease are the sole responsibilities of the lessee.
- Boat lifts become the property of Woodland Shores HOA if not removed or sold upon resignation of the lease.
- Any modifications made to the marina, dock or individual slips must be approved by the HOA board.
- Any guests to the pool or marina must be accompanied by a Woodland Shores home owner.
RENTING A MARINA SLIP
The Woodland Shores HOA owns and operates a marina for the use of the residents with 9 covered boat slips, 2 covered PWC slips and 1 uncovered PWC slip. The slips rent for 3 years at a time and then are put back into a lottery system. If no slips are available currently, a waiting list is created and will have first priority for the lottery when a slip rental reaches the 3 year maximum. Rental costs vary. Please contact the HOA board member over the marina for more information on current rental costs and availability.
HOA dues are due by December 31st of the year issued. Area Real Estate will mail out a bill each year near the end of November. It is the responsibility of each HOA resident to pay the bill on time. Pool, marina, and trash collection access will be blocked for unpaid dues. The HOA also has the right to file a lein with the County on the home for unpaid dues. Checks must be mailed to Area Real Estate. Online payment is not an option for dues. For questions, contact Area Real Estate. Their contact information is listed under the HOA tab above.
The HOA will hold an annual meeting towards the end of the year to discuss finances for the past year, finances for the upcoming year including dues, and other information regarding projects, plans and to elect the HOA board for the upcoming year. Notice of the meeting date and time will be sent via mailers from Area Real Estate as well as emailed to all residents who have an email address on file. If you wish to have a voice in the matters listed above or any HOA matters, you or a representative must attend the meeting.
All home improvements made to the exterior of your home including house painting, fences, additions, decks, swimming pools, hardscaping, major landscaping need board approval. Please print out the applicable documents and submit to a board member. Home improvement projects must receive prior approval from the Woodland Shores Architectural Review Board and the HOA Board of Directors. Any exterior structure installed without prior approval is subject to removal at the homeowner’s expense.
